the 366 areas, and how far down they go

Dubai accounts for 366 of the 686 communities tamam lists — more than the other six emirates put together, which come to 319 between them. That is not one big city rounded up into a single entry. It is 366 separate places, and there are that many because Dubai is the emirate where the useful unit of address is often a single building rather than a district.

JLT is listed as 26 clusters, A through Z, because a technician sent to Cluster D and one sent to Cluster T do very different amounts of walking from the same car park. JVC breaks into nine districts and JVT into eight. Dubai Hills Estate resolves into sixteen entries, from Sidra Villas and Golf Place to Park Heights and Golfville; Palm Jumeirah into sixteen more, from Shoreline Apartments and Golden Mile to Oceana and the individual fronds. In Dubai Marina, Business Bay and DIFC, named towers are areas in their own right: Princess Tower, Cayan Tower, Ocean Heights, Executive Towers, Ubora Towers, Index Tower.

The six commercial entries are Business Bay, DIFC, Knowledge Park, Internet City, Media City and Healthcare City. The three industrial ones are Al Quoz, Jebel Ali and Al Maktoum, and they punch far above a count of three: a large share of Dubai's service trade is warehoused there. The van that reaches your Marina tower or your Ranches gate did not start in your community.

Coverage is matched at address level, not emirate level. A vendor who covers Dubai Marina is not automatically the vendor who covers Hatta or Al Lisaili — which is why the list runs to 366 entries instead of one.

getting a technician into a dubai building

In most places the access question is just where to park. In Dubai it is a short procedure, and it is the most common reason a slot confirmed on Tuesday slides to Thursday. None of it is difficult; all of it is easier handled before the booking.

Tower access procedures and gated-community notes save to your tamam profile. You describe the lift booking, the gate and the parking once, and every later booking — cleaner, plumber, physiotherapist, car detailer — inherits them.

None of this is administrative trivia. Access is time, and time is what is being priced: a two-hour job that loses forty minutes at a desk and in a lift queue is a two-hour-forty job.

what dubai books, and why the catalogue splits that way

cleaning — AED 35–90 per hour, 2–6 hours on site, and ten sub-services, more than any other service. Four are not about a room at all: villa cleaning and apartment cleaning describe a property type, move-in and move-out cleaning describe a lease event. ac maintenance — AED 150–700, six sub-services, and which one you need depends on which side of the district-cooling line your building sits. Many towers in Dubai Marina, JLT, Business Bay and Dubai Hills Estate take chilled water from a district plant: no condenser on the balcony, no refrigerant to top up, so the work is duct cleaning, coil cleaning and servicing the unit above the ceiling. Villas in The Springs or Arabian Ranches, and most older Deira stock, run split or ducted systems with their own compressors, which is where gas refill and AC repair belong. Booking the wrong one is the quickest way to lose a slot.

handyman — AED 100–500. Five of its six sub-services are furniture assembly, TV mounting, curtain installation, picture hanging and shelf installation, close to a complete inventory of what a Dubai handover generates in its first fortnight. Units in Expo City Dubai, Dubai South and Sobha Hartland arrive with bare walls and no curtain tracks, and all of it lands in one week.

gardening and pool maintenance — AED 150–800, and AED 300–900 monthly for the only service in the catalogue quoted by the month. Neither means much from a tower where the pool belongs to the building. They are villa Dubai: Jumeirah Park, Al Barari, DAMAC Hills. Irrigation repair sits under gardening for the same reason water tank cleaning sits under plumbing.

car services — the category goes to the vehicle, and in Dubai the vehicle is usually three floors underground. That is why waterless and steam car wash sit alongside a conventional exterior wash: tower basements in Marina, JLT and Business Bay generally have no water point and no floor drain. In Karama or Al Qusais the car is more likely on a metered street bay, which changes the slot rather than the method.

health and pest control — the catalogue names hotel doctor as its own sub-service, which fits twenty hospitality-led areas, and sick leave certificate as another, which fits the office towers of DIFC and Media City. Clinicians are DHA-licensed; nothing here is medical advice. Dubai runs on annual tenancy contracts, registered through Ejari, and renewals cluster. That produces the most predictable sequence of bookings in the catalogue, and getting the order right saves a week.

dubai is bigger than the map in your head

The 366 listed areas are not a city, they are an emirate. It runs from Al Mamzar on the Sharjah boundary down the coast past Jebel Ali to Expo City Dubai, inland to Al Khawaneej, Al Aweer, Al Qudra and Al Lisaili at the desert edge — then jumps entirely, to Hatta, an exclave roughly 130 kilometres east through the Hajar mountains.

Two features of that geography show up in bookings rather than on maps. The first is the Creek: Deira and Bur Dubai sit on one side and the Sheikh Zayed Road corridor on the other, and the crossings are finite. A vendor with a morning in Al Qusais and an afternoon in Al Furjan is planning around them. The second is that vendor bases cluster in Al Quoz, Jebel Ali and the industrial pockets nearby, which is why Al Barsha and Al Safa feel like short hops and Hatta does not.

The newest edge behaves differently again. Dubai South, Emaar South, The Valley and Damac Lagoons hand over faster than the trade networks around them settle, so a slot there is worth planning rather than assuming.
