Third, access friction at both ends: floor number, lift availability, distance from truck to door.
This is why two identical-sounding two-bedroom quotes can differ substantially: a ground-floor unit with parking at the door versus a 30th-floor flat with a booked lift window and 200 loose kitchen items.
