AJMAN, ALL 33 COMMUNITIES

home services in Ajman, and the 33 areas they reach

Ajman is the smallest of the seven emirates and almost all of it is one coastal block that Sharjah wraps on every landward side. That shapes a service booking here more than anything else: the driving is short, the buildings are mostly flats, and the shortlist of vendors is shorter than it would be in Dubai. This page sets out what is bookable in Ajman, what the housing does to a job, and what the AED bands mean once a vendor sees your address.

what booking a service in Ajman is actually like

Ajman covers roughly 260 square kilometres, the smallest territory of the seven, and the built-up city runs about ten kilometres from the Sharjah boundary at Al Nuaimiya to the creek at Al Zorah. Almost everyone lives in that strip, so within the city distance is rarely why a job is hard to arrange.

The mechanics match the rest of tamam. Set the address, describe the job, and verified vendors who cover it return AED ranges rather than one fixed rate. Compare value, mid and premium, pick a slot, track the arrival, pay in-app. Or message tamam on whatsapp and a coordinator arranges a vetted vendor in Ajman for you.

What differs is the shortlist. The coverage list holds 33 Ajman communities out of 686 nationally, under five per cent of the catalogue, so fewer vendors quote the same job than in a dense Dubai district. The vetting does not change: trade licence verified with the relevant municipality, insurance checked, technicians ID-tagged in the app.

Nothing here is a promise about how quickly anyone arrives. Availability in a given community on a given afternoon is a live question, and the app is where it is answered.

the housing mix, and what it does to a job

Of the 33 listed Ajman areas, 26 are typed residential, six mixed and exactly one — Al Zorah — hospitality. Nothing on the Ajman list is commercial. That is the emirate's character in a line of data.

the dense apartment beltAl Nuaimiya, Al Rashidiya, Al Rumailah, Ajman Downtown, Al Hamidiya. Mid-rise and tower blocks, much of it older: split AC per flat, tanks on the roof, one modest lift per core, parking that ran out before the flats did.
the villa districts inlandAl Rawda, Al Mowaihat, Al Helio, Al Yasmeen, Garden City. Walled plots, a strip of garden, ground-floor rooms on the slab — which is why pest work here is a different list from a tower's.
the new-build towersEmirates City, Ajman Uptown and Al Zahya were laid out at a scale that took over a decade to fill in. A flat taking handover this month and a decade-old resale share a corridor.
the water edgeThe Corniche, Ajman Marina and Al Zorah, where the mangroves and lagoons are. Short-stay flats change the rhythm of cleaning and laundry, and salt air is hard on coils and clear coats.

Those four become four different bookings. Split units make ac maintenance a household errand, not a facilities ticket. A rooftop tank makes water tank cleaning a real line item. A small lift is what movers price in Al Rashidiya. Ants and termites belong to villa ground floors, not the eighteenth.

Twenty-six residential areas, six mixed, one hospitality, nothing commercial. The list tells you what this place is.

how vendors actually move around Ajman

Start with the seam. Al Nuaimiya presses directly against the Sharjah boundary and the streetscape does not change when you cross it. Vendors covering Ajman generally cover the adjoining Sharjah districts too: a crew arriving in Ajman Downtown may have finished a job ten minutes ago in another emirate.

Coming the other way is the expensive direction. A vendor driving up from Dubai for one small Ajman job crosses the Sharjah traffic twice, and that round trip, not the work, is what makes a small booking awkward to fill. Book a window rather than an immediate slot.

Then there is Al Jurf, Ajman's workshop belt, which changes what mobile car work is for here. It is not competing on price with a garage — that strip is a short drive from most of the city and it is cheap. It competes on the car not moving: a battery dead in the parking bay (car battery, AED 250–800), a flat tyre, a lockout, fuel or recovery (roadside assistance, AED 150–600), or a wash at AED 30–120 where the car already sits.

And then the part most pages forget. Two listed places are not attached to the rest of the emirate at all. Masfout sits in the Hajar foothills over near Hatta, higher and cooler than the coast; Manama is inland farmland the other way. Reaching either means driving through Sharjah and Dubai territory for well over an hour.

  • anything inside the coastal city block
  • work grouped in one building

what Ajman residents book, and why

The catalogue is identical in every emirate: 29 services and 156 sub-services. What differs is which of them the local housing generates. In a place that is 26 residential areas out of 33 and overwhelmingly flats, the home category — 11 services and 69 sub-services — is where the weight lands. What follows is reasoning from the buildings, not a claim about booking volumes.

Health and lifestyle travel too: nursing at AED 80–200 per hour and doctor at home AED 300–800, by DHA and DoH licensed clinicians; nothing here is medical advice. Laundry is AED 30–150 on a 24–48 hour turnaround.

what it costs in Ajman

These are UAE-wide guide ranges for the job, not an Ajman rate card: AED 150–700 for ac maintenance is the same figure here as on the Dubai page. What tends to place an Ajman job toward the bottom of a band is scope — a one-bedroom flat rather than a villa, two split units rather than eight, labour with no parts.

Treat these as guide bands. The vendor you select confirms the exact price in-app before the job begins.

Ajman is a price-sensitive market and pretending otherwise would be useless. So: the value tier is a real option, not a decoy, and the vetting does not change between tiers. What changes is the crew, the products and the number. All 29 bands are on the pricing page.

what moves the number and the timing here

flat or villaThe biggest mover, because Ajman genuinely has both. A one-bedroom in Al Rumailah and a four-bedroom in Al Mowaihat sit at opposite ends of the same band for cleaning, pest control, painting and moving alike.
the lift, the stairs, the bayOlder blocks here have one modest lift per core and fewer bays than flats. Whether a sofa fits the lift, whether a van can stop, and which floor the job is on are all being priced. Access notes saved on your profile stop you repeating them.
parts and consumablesAC gas, a replacement tap, a battery, paint. Where a job needs them they are quoted separately from the labour and approved by you first.

Two things reward planning. AC work concentrates hard in the weeks before summer, exactly when a shorter local vendor list is least forgiving. And handover clusters: when a tower at Emirates City or Ajman Uptown releases units, every fit-out job in that building arrives at once.

the 33 areas, and how to find yours in the list

The list is built the way Ajman addresses are actually given, which is worth knowing before you search for your building.

Matching runs on the address you enter, not on whether a page names your tower. If a service or area is not listed in-app, whatsapp a coordinator and it is arranged through the same vetted network. All 33 appear on the coverage page.

how to book in Ajman

  1. set the address, with the sub-district numberAs written on your tenancy contract — Al Nuaimiya 2 rather than Al Nuaimiya, Al Rashidiya 3 rather than Al Rashidiya. If you are in Masfout or Manama, say so now.
  2. describe the job and the buildingService and scope, plus the two things Ajman blocks vary on most: which floor, and whether a lift exists that a sofa or ladder fits into. For a villa, say whether the work is indoors or in the garden.
  3. read the AED ranges that come backExpect a shorter shortlist than a Dubai district gives, and a wider spread between value and premium on bigger jobs.
  4. pick the tier and the windowAll tiers are licence-checked and insurance-verified. A flexible weekday window is the easiest thing you can offer a vendor routing several Ajman and Sharjah jobs.
  5. confirm, track, pay in-appScope and range in writing first, parts quoted separately. Arrival is tracked, the technician ID-tagged, and your building's access notes stay on the profile for next time.

The app is free to download and free to browse, so checking who covers your Ajman address costs nothing. How it works has the flow in detail; the app page covers the rest.

Ajman questions people actually ask

Which areas of Ajman does tamam cover?

33 communities: 26 residential, six mixed, one hospitality. The apartment belt at Al Nuaimiya, Al Rashidiya, Al Rumailah, Ajman Downtown and Al Hamidiya; the villa districts of Al Rawda, Al Mowaihat, Al Helio, Al Yasmeen and Garden City; Emirates City, Ajman Uptown and Al Zahya; the Corniche, Ajman Marina and Al Zorah; Al Jurf; and the exclaves, Masfout and Manama.

My address says Al Nuaimiya 2 but I only see Al Nuaimiya. Which do I use?

Use the numbered one. Al Nuaimiya 1 and 2, and Al Rashidiya 1, 2 and 3, are listed separately from their parent district because that is how Ajman addresses are written. Matching runs on the address, not the page name.

Is a service cheaper in Ajman than in Dubai?

The published bands are identical — AED 150–700 for ac maintenance describes the service, not the emirate. What often places an Ajman job lower is scope: smaller flats, fewer AC units, labour-only work. What you finally pay depends on the vendor and tier you choose.

Can a vendor reach Masfout or Manama?

Both are listed and bookable, and both reward planning ahead. Neither is attached to the coastal part of the emirate, so getting there means driving through Sharjah and Dubai territory for well over an hour. Expect a shorter list, and name the exclave in the address.

The AC in my Ajman flat is a split unit, not central cooling. Can I book servicing myself?

Yes. AC maintenance covers repair, servicing, installation, duct cleaning, gas refill and coil cleaning at AED 150–700 for a 1–3 hour visit, and most of Ajman's apartment stock runs split units per flat. Whether you or your landlord pays is a question for your tenancy contract.

I have just taken handover at Emirates City. What do I need to book?

Usually a sequence rather than one job: move-in cleaning first, then handyman work — curtain installation, tv mounting, shelf and light fitting, flat-pack assembly, all inside the AED 100–500 band — and a first AC service. Describing the whole list at once tends to get better slots than booking each piece separately.

Are the vendors covering Ajman actually based in Ajman?

Some are, and many work Ajman together with the adjoining Sharjah districts, because the boundary at Al Nuaimiya runs through continuous urban fabric. What matters is not where a vendor is registered but that the licence is verified with the relevant municipality, the insurance checked and the technician ID-tagged.
