Ask what the quoted painting area represents

A company comparing painting proposals for UAE premises should not assume that matching area totals describe matching work. One offer might concern selected wall faces, while another also includes returns, ceilings or identified doors. A room's floor area is not automatically its paintable surface area. Before comparing a headline rate, ask what has been measured, how the relevant surfaces are identified and which boundaries the provider has priced.

Record visible conditions as observations, not diagnoses. A reported mark, damaged finish or uneven area may require a decision beyond the buyer's initial request for a colour change, and its treatment should not be assumed from the painting total.

If assessment identifies a separate issue, ask how that affects the proposed work and who must approve any revision. Do not instruct a team to conceal an unresolved condition to preserve a fixed budget. Nor should the purchasing document prescribe removal methods or handling of unknown materials.
